I have a condo and people are telling me that the market for condos are down.  Is this true or can I still sell my condo and get a fair price for it?

I just asked a quick question but if you answer the first one, I thought of one more....How long will it take to sell my condo should we decide to sell?  Is selling a condo different from selling a house?

Thanks again,

Ken

It is true the condo market is down.  A recent report from the local MLS the Grand Rapids Association of Realtors said it is down approximately 30%.  With that being said condos are still selling.  The condo has to be competitively priced, marketed to a large cross section of buyers and protrayed with the condos best features being displayed.  Of course with all things being equal location, square feet and condition your condo will sell!  If you would like a free Market Analysis so you can see what comparable condos are listed please give me a call 616-821-9375 there is no obligation ever but it may be a very valuable tool for you to evaluate.  Thanks for the question, Gary

Hey Ken:  How quick will your condo sell.  Based on the current market it should not take anylonger than 90-120 days but this is an estimate.  Your condo could sell much faster.  Some depending on location and price are selling in 30 days.

Selling a condo vs a house is much the same for marketing purposes but the distinction is what other amenities are offered with the association, fees, privacy, parking and more.  Homes are neighborhoods, street traffic, yard size etc.  Both are homes but have slightly different marketing requirements.  School systems are universal for both condos and houses, shopping, expressway access are also universal.  For more information give me a call and we can discuss your situation and develop a specific marketing plan.   Thanks again for the questions Ken.  I am sure others have the same questions.
