Their are 5 main reasons a home does not sell.
Location
Price
Condition
Marketing
Agent
The location may not be were most buyers want to be. For example a train track or airport. This means your price will have to reflect the location to sell.
Price, if you have priced your home like all the others what sets your apart from the others just like you? When all things are equal price is the motivating factor to moves buyers to buy.
Condition, if you are trying to sell for top dollar the only way you can expect "Top Dollar" is offer a home in top condition. You would not pay top dollar for anything that was not in top condition!
Marketing, exposing your home to buyers is the only way they can find you. If no one knows you are for sale it is unlikely you will find enough buyers to sell. YOU can always get lucky. I would rather rely on great market exposure than luck.
Agent, if your agent does not have the experience, marketing plan and skills to close the sale you are going to sit on the market.
