Need to Move before School Starts?
Moving anytime can be one of the most stressfull things to do in life. In fact it is rated number 3 on the stress meter according to the folks that track what causes us the most stress. Death and job loss are number 1 and 2 respectively.
So it is no wonder when it comes time to sell, buy and relocate there will be many questions of the unknown lurking, waiting for answers.
If you are a seller you have a time frame if you have school age children. If you are relocating because of employment you also have a time frame of when you must start your new job. If you are retiring and moving to your dream retirement home or area...you also will have a time frame you set for yourself.
Now the goal is to meet the time frame. We all know these pressures can be a issue without a solid plan to meet your goals. Selling in difficult times can mean you have your home listed but nothing is happening. Nobody seems interested. Here is where your marketing plan becomes an issue.
The pressure, if you are moving to a new school system, can mount quickly. For example the average home is on the market in Grand Rapids, Michigan just under a hundred days. This varies with price range and location and condition. This also tells you, on average your home could be on the market more than 90 days.
This means planning your selling time frame so you can give yourself enough time to sell...OR...you can change your marketing methods and blitz the market with proper advertising to get your homes sold faster.
The simple rule of selling is Buyer Exposure. If nobody knows you home is for sale ... the buyers will not come and you will not sell. Seems like nobody has to remind us of that fact but many forget.
So knowing the marketing plan that will be used to sell your home is critical to your selling success. If you hear a good story...I have a great plan it works. Find out what this great plan is...what is actually happening with your property to attract buyers before you sign the contract.
